This auction includes two parcels: 109+-Acres, Tax ID 1214014217-Garrett County, MD and 0.37+-Acre Lot 40, Alpine Lake Resort, Lot 40, Bern Section at the end of DayLily Court, Preston County, WV; Buyer acknowledges the 109+-acre parcel does not have road frontage and is landlocked. Owner’s current easement/access from Alpine Lake does not transfer to new buyer. 2 Deeded right of ways on Burchinal road transfers to buyer. $10,000 deposit down wired in certified funds day of auction. The property is being offered subject to a Right of First Refusal Agreement. The parties to the Right of First Refusal have 20 days following the date of the auction. If Right of First Refusal is NOT exercised, Buyer will have 30 days following the Right of First Refusal being declined to settle. A value of $20,000 will be assigned as the purchase price for the 0.37+-acre Lot #40 from the final bid price. Sale of Lot #40 is contingent upon the sale of the 109+-acre parcel.
